With the completion of the head office for Fluor, sustainable office park Beukenhorst-Zuid has another sustainable office. The Fluor building is a model of sustainability with its UTES system, more than 1200 solar panels, climate ceilings that provide a Class A indoor climate, plenty of natural daylight in combination with energy-efficient lighting and water-saving measures.
On behalf of Dura Vermeer, DWA fulfilled a process-based, monitoring and supporting role in terms of building services advice, fire safety, commissioning and building physics. In addition, DWA was involved as sustainability consultant in the BREEAM certification process. After completion, DWA was involved as commissioning manager in the finalisation of the remaining items on the snagging list, the seasonal tests and the resulting optimisation.
The new head office of Fluor – a company which operates in the chemical, offshore, pharmacy, energy and transport sectors and provides consultancy and engineering services – accommodates 900 employees. The design by Paul de Ruiter Architects allows for an expansion up to 1400 employees, which was one of Fluor’s requirements for the layout in connection with the strong project-based character of the organisation. To execute these projects at the highest level, the new building has very flexible, high quality finished office floors of approximately 3,500 m2 per floor. In total, the new building comprises 21,000 m2 of office space and underground parking.
Together with BREEAM expert DWA, during the design process Dura Vermeer achieved its ambition to raise the sustainability label BREEAM Very Good to BREEAM Excellent (four stars) by choosing solar panels with a higher generation capacity, alternative materials and by recycling more than 80% of the construction waste. During the construction, DWA also acted as an adviser for building services, building physics and fire safety.
Fluor is a development and realisation of Dura Vermeer Vastgoed, Dura Vermeer Bouw Midden West and Dura Vermeer Bouw Zuid West in a Design & Construct contract, in which the design is modelled in 3D BIM (Building Information Model).
